Our Services

We specialise in all matters falling to rental and leasing matters in the Hong Kong commercial property market. Our work spans from advisory services relating to the proper structuring of leases in the context of value implications, valuations for lease renewals and asset benchmarking to disputes arising from notional rental valuation such as rent reviews, options to renew and statutory valuations. We also focus on valuation disputes at litigation, independent expert, arbitration and mediation.

Rental Valuation

We are involved in valuations for various purposes, including leasing transactions and renewals, statutory and contractual matters, and other general leasehold advice. We focus particularly on providing the holistic advice that starts with a valuation and which often incorporate a contentious element.

Rates & Government Rent

RATEABLE VALUE

We were engaged by a major international bank in Kowloon East for ongoing rates and government rent appeals. We achieved substantial savings for the client in a case involving the proper structuring of assessed tenements in light of a policy change by the Government, as applied to an en-bloc office tower. We were the pioneering surveyors who reversed a very similar policy many years ago and are again at the forefront of this effort to ensure rates and govt rent are properly and fairly assessed in Hong Kong in accordance with the law.

Dispute Resolution

As an extension of our work in tenancy administration and statutory valuations we have inevitably become a leading firm in rental disputes, whether through independent expert determinations, arbitration, mediation and litigation. Our partners have been involved in various rent review and option to renew disputes, many of which proceeded to determination or arbitration. We regularly work with specialised lawyers in this field and are acknowledged experts particularly in rent review determinations.

RENTAL SAVINGS

We were instructed by a global luxury retailer for a lease renewal of one of their flagship stores in Hong Kong. Through a proper reading of the subject rent review clause and advantageous implementation of the directed valuation parameters we were able to save over $600m for the client over the rental term as compared to the offer made by the landlord prior to our involvement.

Brokerage / Agency

We also act on various commercial agency roles, whether for office or retail. We have in recent years accrued experience particularly in retail F&B experience, acting for new entrants in the Hong Kong market. We also regularly advise both landlords and tenants on complex and technical leasing matters, whether for new lettings or renewals
